Welcome to Park Lake Place! 4BR/2.5BA newly remodeled home in a quiet and safe neighborhood, just steps away from a beautiful lake park. The lake park has a walking/jogging path, large playground area, splash pad, dog park and a recreation center.  Minutes away from premier shopping, restaurants, museums, family entertainment, nightlife, golf courses, outdoor recreation, movie theaters and more. You will have very easy access to all the major highways, including Hwys 485, 77 and 51. This home is in close proximity to McMullen Creek Greenway and is a short drive to Uptown, South Park, Quail Hollow, Ballantyne business center and Carowinds amusement park. It is 15 miles from CLT airport. Perfect for couples, families, and business travelers.

First floor has fully stocked kitchen including Keurig coffeemaker, pots/pans, dishes, silverware, toaster, blender, salt/pepper. Kitchen opens up to family room with smart tv (Roku) and bartop table. Formal dining room with table. There is a more formal living room with couches and additional seating. Sunroom/gameroom has a ping pong table. This opens up to 2 side patios. There is one vanity bathroom and in-unit washer & dryer. 

Second floor has 4 bedrooms and 2 full baths.
MASTER BEDROOM: King Bed, dresser, 2 night stands, Roku tv, desk/office area, vanity sitting area, walk-in closet, private full bathroom
BEDROOM 2: Queen Bed, dresser, 2 nightstands, Roku tv
BEDROOM 3: Bunk bed (1 full, 1 twin), pack-n-play, toys/books, baby gate in closet

Max occupancy is 8 guests. If you bring more people than reflected on your reservation, you will be asked to leave without a refund.

ACCESS: The front door is equipped with smartlock. Guests are required to sign the renter agreement to receive the door code. You will get a personalized door code 2 days before check-in. Guests may access all areas of the home and backyard. The garage will be locked for owner use.

PRIVATE PARKING: Parking is on the driveway only. Note that street parking is not allowed. There are 2 parking spaces on the driveway and a cement paved space which can fit an additional car. Note that the driveway is steep and best maneuvered by pulling out to the side when leaving the home.

PLEASE NOTE
**Guests must not be disruptive to neighbors. This home is in a quiet, family community. No parties, no events, no drop by guests. If any complaints are received or if there is any tampering with the security cameras and noise monitoring device, you will be asked to vacate immediately WITHOUT REFUND.

**Guests will not have access to the neighborhood community pool. However, there is a public splash pad in walking distance at the Lake Park.

HOUSE RULES:

RENTER AGREEMENT: We ask all guests to sign the Renter Agreement within 48 hours of of booking. Door code will not be sent until the Agreement has been signed.

SECURITY DEPOSIT: This property requires a $500 security deposit HOLD. It will be collected separately by the property and released up to 5 days after check-out. Deposit will be processed by Host on guest's credit card.
 
PHOTO ID: Valid photo ID required for booking.  Person signing the Renter Agreement and providing ID must be physically staying at the property throughout the entire duration of the rental.  
 
AGE: All guests must be 25+ with the exception of children with their parents.  
 
OCCUPANCY: Max 8 guests. If you bring more people than accounted for on your reservation, you may be asked to leave without refund. 
 
PETS: Dogs are allowed with $75 fee per stay for the 1st dog. Additional $25/dog. Violators of this rule will be fined $300 and additional cleaning fees will be charged. Thank you for your understanding.
 
SECURITY CAMERAS: There are outdoor security cameras at each entrance site - at front door and both back entrances. These are in place for your safety & protection. If you touch or tamper with the cameras or noise monitoring device, you will be asked to leave the property immediately.   
 
SMOKING: This is a NON-SMOKING/VAPING home. If evidence of smoking is found, a $500 fine will be assessed + additional cleaning fees will be charged. Thank you for your understanding.  
 
CANCELLATIONS: We are not responsible for refunding for weather/natural disasters/power outages/family emergencies/other things that are beyond our control. Thus, we highly recommend purchasing travel insurance for coverage.   
 
SUNROOM/GAMEROOM: Please make sure all doors are locked upon re-entry if you utilize the back porches.   
 
TRASH: Please dump liquids into the sink and not into trash bags. 
 
GARBAGE DISPOSAL: Please do not throw fibrous foods (ie. banana skins, broccoli, celery, corn husks, potato peels), bones, eggshells, nor coffee grounds into the garbage disposal.   
 
FIREPLACE: Please do not start a fire in the fireplace. Candles and decorative items are stored there for a reason. No unauthorized fires.  
 
WINDOWS: Windows will be replaced but currently is on delay. For your safety, we ask you keep all windows closed. We appreciate your understanding.   
 
EVENTS/PARTIES: Please respect our neighbors. This is a quiet community neighborhood. No parties or events of any kind will be tolerated. Please keep noise levels to a minimum between 9PM-8AM.  
 
NO SHOES ON FURNITURE. Please respect our home and furniture.  
 
BUNK BED: Please use caution when using the upper bunk bed. The upper bed is not designed for adults and we recommend only children > 6yrs for safety reasons.  
 
DO NOT FLUSH: feminine hygiene products, baby wipes, paper towels, cotton balls or Q-tips.
*Please note that guests will not have access to the community pool.
